Residential home project in the Czech Republic

Quinlan Private Golub, a leading development and investment company in the CEE region, has revealed its strategy for the Czech residential market which it launched with a new residential project called Modransky Haj.

“Today (20 January) QPG is presenting its strategy for the Czech residential market, where we still see a huge potential for new projects. Our experience of the Czech market from other real estate sectors is very positive and despite the current global financial crisis we remain highly confident in this market. Well-prepared and attractive projects with a strong financial background will succeed. QPG brings a new concept of living to this market which we have successfully implemented on other markets in the CEE region and experience from the UK.. We will develop projects that have an added value for the whole location, offer necessary infrastructure for future and current inhabitants of the area and will create unique conditions and a family atmosphere for its residents. In our portfolio we currently have 200 ha of land on which we plan to build up to 3,000 homes. We are proud to start our activities in the Czech residential sector with Modransky Haj, a project that brings a new style of living to the Czech market,” states Stephen Haigh, Country Manager of Quinlan Private Golub for the Czech Republic.

Large variety of houses

Modransky Haj will offer several types of houses located on a hill next to woodlands and close to the Vltava River. The majority of homes will comprise three stories. Apartments will be available from 1kk (studio) to 3kk (2 bedrooms) with a choice of balcony, terrace or garden, a cellar and underground parking will also be a part of each unit. Gallery Houses will provide 3kk (2 bedrooms with one en-suite) with a choice of a private garden or roof terrace, there will be a cellar and underground parking for each unit. Villa Houses will be divided into two types, the first choice will offer 2kk (1 bedroom) with a private one-car garage and a terrace and/or garden, while the second type will be 4kk (3 bedrooms with one en-suite), with a private two-car garage, storage room and garden. Semi-detached Houses will be 5kk (4 bedrooms with one en-suite) with a two-car garage with spacious storage room and a private garden directly facing the woodlands.

The project will be constructed in phases, in total 13 apartment buildings, nine gallery houses, 12 villa houses, and 20 semi-detached houses will be built, the whole project will offer 600 residential units. Homes will be available from CZK 55,000/m² (approx. €1,800/m²). The project is located on 12 hectares of land. The total investment in the project is CZK 2.84 billion.

An integral part of the project is the community infrastructure which includes retail spaces, park and a children’s playground. Construction of the first phase will commence in spring 2009, it will include 122 apartments, a 3kk show apartment and a sales center. The first apartments and houses are to be completed at the beginning of 2010. The project has been designed by A69, a leading Czech architectural practice.

“Modransky Haj has one of the best locations currently available in Prague. To live next to the forest and at the same time to be in the city center in 15 minutes is a dream for many people. We offer a flexible type of living; in Modransky Haj you can find an apartment or a family house with variable options of a garden, balcony, terrace and parking space. In our opinion many people are tired of living in high rise apartment buildings or in isolated areas with no infrastructure, Modransky Haj is exactly the opposite. All requirements as regards to interior equipment, friendly design, greenery, community infrastructure, transport connection, public amenities, free time activities or even just a relaxing environment correspond with the highest standards for an affordable price“, says Lenka Tuckova, Sales and Marketing Manager of Quinlan Private Golub.

One-stop-shop service

The sales campaign is done in-house by the developer as the quality of the project requires a specialist attitude and the best team. A sales center will be opened in the city center and also on the site of the project. QPG will offer a one-stop-shop service which will fulfil all the requirements of future residents, including arranging a mortgage through QPG’s partner Hyposervis. A full service property management facility will also be available. The first tenants will receive a free modern equipped kitchen.
